Please lock up and store inside when not in use. Please let us know if any of the bikes need maintenance attention and we will address as soon as possible but can’t guarantee same day or next day service.

This luxury newly built 2-bedroom condo is located on the third floor of the highly desirable Margaritaville’s One Particular Harbour waterfront gated community alongside Anna Maria Island Sound and less than 2 miles (or 5-minute ride) from the pristine Anna Maria Island public beach on the Gulf of Mexico!
The home has a fully stocked and equipped kitchen with stainless steel appliances for making meals at home! There is island seating for entertaining as well as dining seating for 4. The master bedroom has a king bed with luxurious linens, luxury shutters, walk-in closet, TV, and en-suite full master bath with walk-in shower and double vanity. The second bedroom has a king bed, TV, closet, and twin rollaway bed tucked away in an ottoman. There is also a hall full bath with shower/tub combo as well as in unit laundry with washer and dryer!
The condo has one designated oversized covering parking space and locked storage on the ground floor and comes equipped with 2 bikes!
While vacationing for less than 30 days: enjoy the shared community clubhouse with showers and restrooms, heated pool, kid splash pad, playground, and grilling/picnic area with propane grills and complete with Tiki covered tables and Adirondack chairs for relaxing and enjoying your Cheeseburger in Paradise! Or take a short stroll over to the brand new onsite Floridays Restaurant with outdoor Tiki Bar and sweeping bay and sunset views!
Bring your boat! Open to the public, the onsite marina offers both wet and dry stack boat storage with direct, water access to Intercoastal and the Gulf of Mexico! Or if you are a member of Freedom Boat Club you can enjoy access from their onsite location!
Staying 30 days or longer? Get additional access to the complex’s Harbor Isle luxury bayside clubhouse with heated bayside pool, bar/lounge, restaurant, and fitness center.
Great for a couple or two, small family, those who have trouble with stairs, snowbirds, or friends! Extended stays are welcome! This complex does not allow smoking. Pets allowed with prior approval only and payment of pet fee.
POLICIES:
Pets are accepted with prior approval only if they meet our pet policy guidelines, max of 2, < 65 lbs each, and with payment of $100 (<4 day, $200 (4-14 day), $400 (15+ day) per pet per stay.
NO SMOKING.
Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.
Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.
Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.
Reservations are typically taken for 7-night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.
CLEANING AND SAFETY:
BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.
POOL & SPA (if any):
The pool is heated year-round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20-degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.
PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.
Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.
All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest.

These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.

E-X-C-E-P-T-I-O-N-A-L – that defines, Sunset Margarita, vacation rental! Outstanding 2 Bed/ 2 bath unit on Anna Maria Sound. Easy access to the best of Anna Maria Island (AMI) Cortez, Longboat Key, and Sarasota. Sarasota airport is 25 minutes away and you are only 50 minutes from Tampa International. We arrived in a rental car through the gated entrance and parked in a well-appointed covered spot. We were surprised to find luggage carts easily accessible and when we arrived at the unit and opened the door...WOW! Simply amazing. The owners thought of everything. The decor was refreshing and the layout of the unit extraordinary. With two main suites on opposite sides of the unit, the central main, open living area and well-appointed kitchen looked and functioned as a featured home in Coastal Living! Everything we needed we found. Top of the line appliances and a bar area that made me jealous (a real Margarita machine)! The comfortable living room with large screen TV, impressive games table with games and great reading options available. If you must access cable and high-speed internet/ Wi-Fi they have got you covered. The dining area could be casual or elegant with everything to make your evening special, placemats, napkins, table settings and best of all, they even thought of safe candles for ambience. The Lanai was designed as a mini-studio, relaxing lounge and conversation area and table for four, screened with a view and cooling fan too. The full-sized washer and dryer made a mid-week laundry cycle easy as could be. The bathrooms were designed and maintained like a top-of-the-line resort. Quiet as can be, lay back, relax, and let your dreams begin in the super-comfortable king-beds with out of this world mattresses and closets with storage galore. When it is time to explore and have fun take the two, included bikes for a ride around the area or pack up the cooler and beach chairs and head to a local beach. Not ready to end your day? A visit to the pool or Floriday’s Tiki Bar is steps from this unit. The information book provided details on EVERYTHING you might need. Nothing was forgotten. Some of our favorites were: Skinny’s burgers, Waterfront for a cocktail on the water, Harry’s, Freckled Fin and Vinny’s, you must go to Vinny’s! We explored Bean Point, Holmes, Coquina and Manatee beaches and enjoyed everything the area offered. The unit, the island, the area, the atmosphere, and the comfortable and safe surroundings make this our new home away from home. We will be back and often! We were a couple (40-50 years old) traveling for a leisure vacation. Having a car rental made everything easy.
