DESCRIPTION:
This two-story home has 2 bedrooms, 2 1/2 baths including 2 en-suite bathrooms.  On the second-floor main level of the home, there is a beautiful, updated kitchen with solid wood cabinets and quartz countertops. The kitchen is completely open to the living and dining room areas and perfect for entertaining.  There are patio doors that open up to a balcony with views of the private pool and tropically landscaped yard below. 
 
One bedroom has a king bed with full en-suite bathroom with shower.  The other bedroom is equipped with a full over full twin and trundle bed with a full en-suite bathroom with shower.  The home also has a half bath in the hallway as well as on site washer and dryer.
 
The ground floor level has a covered patio and pool area equipped with grill and outdoor seating.  There is also a 2-car garage (1-car parking availability in garage) with additional parking for 2 cars in driveway.

This home is in a perfect location by being centrally located on the island and short two blocks to the beach!  There is also a nearby stop to jump on the free trolley to explore the island. 

POLICIES:
NO PETS. NO SMOKING.

Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7-night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.

POOL & SPA (if any):
The pool is heated year-round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools.  Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (>20-degree difference between water and air temperature) may result in pool heater unable to compensate the difference.  We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment.  Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances.  Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment. 

PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards.  A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay. 

Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.

This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home’s occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest.  Please keep in mind extra sets are not kept in homes. 


GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!


BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

PAYMENTS:
  • 50% of total amount due must be made at time of reservation request to confirm reservation. 
  • 50% of total amount due must be paid on or before 60 days prior to check-in date
  • Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY: 
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.


Upon booking, we agree to uphold our agreement to our guests by reserving the home in the advertised condition for the dates of their choosing, at that time the Registered Guest knowingly enters into a two-way agreement to uphold their commitment to arrive as scheduled. If unforeseen issues arise, the Manager/Owner reserves the right to cancel any reservation subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere.

Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

In the event the dates of the reservation fall within a date range of a mandatory island evacuation, unforeseen unavailability of the home reserved AND unavailability of a comparable alternative home, or inability for vacation rentals to operate due to executive order, the guest will receive a full refund of all base rental rate, fees, and applicable taxes without penalty.

All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email.  Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest.

Stayed at Fins Up back in October (just now writing this review as I’ve got beach vacation on my mind again!). Family of 4, first time to AMI. After LOTS of research, I came across Once Upon a Beach. This house looked perfect for us, so I took a chance and booked. OMG-it’s beautiful. EXACTLY like the online pics. House and pool area look straight out of a magazine. Immaculately clean, comfortable, just perfect. Patio area is so tropical and pretty. Pool is where we spent most of our time. I miss that pool! Beach is close-5 min walk down the street. 2 thumbs up for the outdoor shower-keeps the beach sand out of the pool. Everything you need is in the garage-beach cart, chairs, toys, etc. Check-in and out couldn’t be easier. I could go on and on about this place. It’s paradise.

We cannot have imagined a more perfect place to stay! Fins up lived up to its pictures online. Everything was immaculately clean and the layout worked perfect for our family of four. It would also have been great with two more people, as there was more than enough room. The best part for all of us was the privacy and spacious outside pool and deck area. Most mornings we walked the beach for a bit until it was full sun on the pool. The pool had sun from about 11-3 which is perfect! The temperature of the water was very comfortable and not cold at all. I'm not someone who likes to be in cold water and I didnt even hesitate to jump right in! Location was awesome just a block and a half walk from the ocean and a short drive from Pine ave and bean point. Right in the middle of everything! Book Fins Up, you will love it!

We had a great trip and the property was exactly as described. Everything was new, clean, and in working order. Good location and close enough to the beach that you could easily walk. I’d recommend it for small families for sure. Communication with the owners was easy information provided about the property and location was thorough.

We just stayed here for a week. Everything was perfect! House was very very clean, everything was new, pool was beautiful! Everything you need for the beach was included! Beach chairs, umbrella, cooler, beach toys! We will definitely stay here again!!!!! Definitely a 5 star!

Fin's Up was nothing short of perfection. Having to reschedule our wedding twice, and not being safe to travel to our original honeymoon destination, we found Fin's. What a lucky find it was. From the very private pool, to the outside bar area, endless beach supplies, for the 4 minute walk to the beach we had absolutely no wants or needs. Great for a couple, or a family of four or five. Nikki was very responsive to our questions, and allowed us to arrive a little early and leave a little late, just perfect. Thanks Nikki

Fins Up gave our family the perfect summer sanctuary in a year that has surely had its share of curveballs and craziness! My husband and I and our two kids (8 and 12) were lucky to find and make Fins Up our home away from home for the week of July 4th. The home leaves a young family of four wanting for nothing -- perfectly sized pool and outdoor relaxing area, well-stocked kitchen for those like us who enjoy cooking, great dining and family room, clean and comfy bedroom accommodations, and more than enough beach supplies. The public access beach is only a few minutes walk away, though we brought our golf cart with us to help transport our things to and from the beach each day. We also rented bikes to help us explore beautiful AMI. From booking Fins Up to sadly saying goodbye, Nikki went the extra mile to make sure we enjoyed our stay. She made sure we knew and were prepared to meet the Town's COVID requirements. She gave us great recommendations for fishing and rentals. Nikki even dropped off some fun July 4th glow sticks and goodies that our kids absolutely LOVED! As for AMI, don't think twice about going anywhere else! I grew up in Southwest Florida and we now live in the Hilton Head Island, SC area. This was my husband and kids first time on Anna Maria and is now our favorite island vacation town! Clear water, white sand, really great places and nature to explore. We can't wait to be back at AMI and Fins Up. Thanks Nikki!

Our family of four stayed at Fins Up for Thanksgiving. We have traveled all over the world but this year's pandemic has kept us close to home and Fins Up was our first real vacation in months. It is truly magical with all the comforts of home and many extra special touches. The decor is beautiful and welcoming. The beds are comfortable and the kitchen has everything you need. All of the beach essentials are provided from towels to chairs and two umbrellas. It is just a couple short blocks to the magnificent beach and walking distance to several restaurants. We rented a golf cart to explore the island, but we really enjoyed spending a lot of time in the private backyard pool and patio area. Nikki was very responsive and provided excellent service. Do not hesitate to book this beautiful house, you will love it and the island as well!

We truly enjoyed this property, everything was as described or pictured (pool is a little smaller in person). The property had everything we needed and is well equipped. There are plenty of beach supplies such as chairs, umbrella, cooler, wagon, etc so don't have to take any of this. I do wish the outdoor area had a fan and a fridge for the hot summer days but that is just a personal preference. The house feels very beachy and it is nicely decorated. There is ample space indoors and out which is nice.

Answer:

This home is technically a duplex because it shares one wall with the next door building. However, all aspects of the home are private for your use only including entry, backyard, pool, etc.
