DESCRIPTION:

If you're searching for a luxury waterfront vacation home on Anna Maria Island for your friends or family, you’ve found the perfect place! This newly constructed 4-bedroom, 4.5-bath home is located on a canal with a private dock on the north end of the island, just an 8–10 minute walk to the beach access at Bean Point. Offering the ideal spot to enjoy island life, this high-end property immerses you in luxury and detail from top to bottom.

This unique, custom-built home boasts a professionally designed, spacious floor plan, high-end furnishings, and stunning decor. The open-concept great room, with its 'open to above' living area and canal views, adds a grand and expansive feel. The oversized bedrooms each feature luxurious en suite bathrooms, including the Master Bath with a large walk-in shower and dual shower heads. Every element of this home, from smart TVs and wireless internet to high-end finishes, is thoughtfully designed to make you wish you could live here year-round.

The kitchen is a chef's dream, equipped with two large islands topped with sparkling white quartz countertops, solid wood cabinetry, and premium appliances such as a gas stove, oversized refrigerator, two dishwashers, and an additional fridge in the garage. It’s fully stocked with everything you need, and there’s plenty of seating, including a kitchen island that seats four and a dining area that accommodates eight.

On the ground level, you’ll find a large garage, a foyer, and an elevator to all floors (available with prior authorization and a $149 deposit). Step outside to the covered outdoor patio with a resort-style private heated pool and spa overlooking the canal. This outdoor oasis is perfect for entertaining, with a bar, two TVs, seating, and games. The private dock provides access for fishing or launching kayaks and paddleboards (not provided).

The 1st living level features the main living area, with a great room that includes the kitchen, dining, and living spaces. A balcony offers canal and pool views, and two bedrooms with king beds and en suite baths provide ample space and comfort. The laundry room and a half bath are also on this floor.

The 2nd living level includes two additional bedrooms, both with king beds, en suite baths, and large closets. The open walkway provides stunning views of the living area below and adds a unique architectural touch.

Located just a short walk or bike ride from Bayfront and Gulf beaches, Bayfront Park, Anna Maria City Pier, and the Pine Avenue entertainment district, this home is in the heart of all that Anna Maria Island has to offer. Your family and friends will love this home’s location and luxurious touches.

Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.  

Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.

CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards.  A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay. 

Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.

This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home’s occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest.  Please keep in mind extra sets are not kept in homes. 

GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!

BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

POOL & SPA (if any):
The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

PAYMENTS:

• 50% of total amount due must be made at time of reservation request to confirm reservation.
• 50% of total amount due must be paid on or before 60 days prior to check-in date
• Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking.  We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities.  Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.

Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest.
