DESCRIPTION:
This beautiful vacation home in Bradenton Beach has been fully renovated with brand new furnishings and is actually two homes in one!  A perfect match for two families traveling together or small group travel.

Each floor is approximately 1200 sqft, with 3 bedrooms and 2 bathrooms, sleeping 6 with room for 2 more on the sleeper sofa located in each living room. Each grand suite bedroom includes its own private balcony and en-suite private bathroom. You will love the open floor plan!  Each kitchen is fully equipped with new countertops, island seating, and stainless-steel appliances. All bedrooms offer Roku Smart TVs and plush mattresses to sink into after a full day of fun.

Family Tides heated pool is perfectly located adjacent to an outside cooking and entertainment area, complete with TV's, refrigerators and bars as well as a gas grill.  There is also an outdoor shower. 

Watch the sunset from the spacious rooftop deck, with views of the Beach & Gulf on one side as well as the Intracoastal Waterway on the other!

You can't beat the location! Family Tides is located less than one block from the white sandy beaches of Anna Maria Island. Just one street north is Historic Bridge Street. Bridge Street offers a walkable community with spectacular water views from both the pier and the gulf beach. where you’ll find local favorites! Enjoy the mouthwatering menus, fun night life, beach shops and the Bridge Street Pier.

POLICIES:
NO PETS. NO SMOKING.

Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.  

Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7-night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.

CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards.  A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay. 

Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.

This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home’s occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest.  Please keep in mind extra sets are not kept in homes. 


GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!

BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

POOL & SPA (if any):
The pool is heated year-round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20-degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

PAYMENTS:
  • 50% of total amount due must be made at time of reservation request to confirm reservation.
  • 50% of total amount due must be paid on or before 60 days prior to check-in date.
  • Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.

Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest.

We stayed for 4 nights with 2 families. The house was beautiful. The pool & bar area was our favorite spot to hang out together. The beach access was unbeatable. There was a full storage closet of beach toys, umbrellas, chairs - such a nice touch! Would recommend -10 out of 10!

Loved this house! It's exactly as described... great location within walking distance to shops, food, night life, the beach (although the ocean water was cold in March). Perfect for two families! It was clean, the beds were comfortable and we had more than enough room for seven. The pool was perfect; private! We will stay there again!

Such a beautiful vacation rental! The spacious layout makes it easy for groups to stay and feel like you have your own space but cozy enough to feel like home for the week with all of the essentials. Even if the easy 5 minute walk to the beach isn't your thing, you always have the 3 min walk to Bridge Street with all the shops and restaurants. The backyard with pool was perfect for a relaxing dip after a hot day at the beach. The island itself is beautiful and offers so much as well with plenty of places walking distance and an easy free trolley ride to explore more. We had an amazing time enjoying the house and island with family and friends and cannot wait to come back!

This home is not wheelchair accessible as both units are located at least one flight of stairs up and there is not an elevator on property.

Is it possible to rent one of two units? We only need 3 bedrooms. Thank you

Yes!  You can rent either Unit A or B individually (and share the pool potentially) or rent the whole home and both units together!

Hello. I was curious if there are issues with the noise caused by the current construction across the street?

Thank you for your message and for considering Once Upon a Beach for your stay.

Regarding your concern about the construction across the street, the nature of construction on the island is generally inconsistent. Unfortunately, we have no specific knowledge or control over when a construction site will be active, paused, or completed. It's not uncommon for work to proceed sporadically, with days, weeks, or even months passing before it resumes or concludes.

However, I would like to assure you that the City of Bradenton Beach has a noise ordinance in place, which restricts construction noise to certain hours. Typically, work is permitted from 7:00 AM to 7:00 PM on weekdays and from 9:00 AM to 7:00 PM on Saturdays, with no work allowed on Sundays.
